Houston sits on some of the most problematic soil in the United States for residential construction. The region’s Beaumont clay — a highly expansive soil that underlies most of the greater Houston area — absorbs water and swells dramatically, then shrinks and cracks as it dries out. That constant cycle of expansion and contraction is the root cause of the vast majority of foundation problems in the city.

Several factors make Houston’s foundation environment uniquely challenging:

Houston’s climate swings between extremes. The city regularly experiences extended summer droughts followed by intense rainfall events that can dump several inches of water in a matter of hours. That rapid transition from bone-dry to saturated soil is among the most damaging conditions a foundation can face, and Houston homeowners experience it year after year.

The city’s flat topography and historically limited natural drainage mean that water moves slowly off residential lots. Standing water near a foundation saturates the soil on one side while the other side remains drier —

Extended soil saturation during those events caused significant foundation movement that in many cases has continued gradually in the years since.

Foundation issues show up differently across Houston’s neighborhoods. Homes in Meyerland and Braeswood, which sit along Brays Bayou, face recurring flood exposure. Properties in the Heights and Montrose deal with aging foundations and large tree root systems.
